Todd Valley is a small cohousing neighbourhood tucked into the hillside above Atawhai. Architecturally designed comfortable homes centred around a central common area alongside the Todd Valley stream.
Initially there are 2 and 3 bedroom homes available. We are designing a second residential building to the south of the site, if you join the Founding Circle you can have a say in what types of homes we build here.
Enjoy the privacy of your own home and connecting with neighbours at a shared meal in the Common House.

This development will be built using a Unit Title model. Each home is private with its own bathroom and kitchen.
Each homeowner owns a share in the Body Corporate and Body Corp Levies are paid to maintain the common land.

We do not have pricing yet as we are currently in the feasibility phase. We intend to release pricing in 2026.

Todd Valley Masterplan
Keeping the cars to the outside allows for a park-like quality for the common garden sitting alongside the shallow stream.
All homes have their kitchen areas facing the public space with the living area and deck on the private side of the home overlooking the stream and valley.
The Common House is a place for shared meals, gatherings and social activities.
This masterplan currently shows 9 homes. Plans are underway to move the Common House to a central position and add a further 3-4 homes to the Southern corner.

Two Bedroom Homes
Warm and easy-care. A light-filled home for couples, downsizers or for working from home. Open living and dining flow out to a private deck, with two bedrooms and a bathroom above.
Three Bedroom Homes
Room to grow. A warm family home with space to work, rest and gather. Living and dining open to a private deck, with three bedrooms, a study and bathroom above.
